Full Management Service
Barton Real Estates provide a full management service to owners wishing to let out their properties.
This is a hassle-free option if you prefer us to take total control of renting your home from beginning to end.
This includes: -
- Advising as to the expected Rental Income.
- Full Marketing we will circulate details of your property to potential tenants, provide a To Let Board,
arrange local advertising and upload to the Internet for maximum exposure.
- Accompanied Viewings if required.
- Vetting Prospective Tenants we will interview and obtain references, including credit references,
to ensure that your property is let to somebody likely to pay rent on time and look after your property.
- Tenancy Agreement we will prepare the necessary documentation required by current legislation.
- Reading of Utilities we will arrange to read the gas, water and electricity meters and advise the service providers at the start of any new tenancy agreement.
- Collect the Rent and pay it over to you less our fees and expenses.
- Monitor Rent Payments advising you at an early stage if the tenants fall behind on payments or breach
the tenancy agreement in any way.
- Inspection Visits we will arrange to inspect your property quarterly, and coordinate minor
repairs up to a pre-agreed limit, settling the invoices from the rents received.
- Obtain and hold your tenants Deposit in line with our statutory requirements under the Tenancy Deposit Scheme.
- Full Property Inspection we will undertake a full property check at the end of a tenancy, agreeing any
dilapidations (above fair wear and tear) with the tenant before releasing their deposit.
- Advise you when the tenancy is coming to an end and obtain your instructions to re-let or sell if applicable.
Let Only Service
We can offer a Let Only service if you prefer to have a hands on approach towards managing the property on a day-to-day basis full details of which are available on request.
